Case Study: The Baston Residence - 1st LEED for Homes Gold Certification in Canada

The Baston Home, built by Leading Homes and supported by Light House, is an exciting pilot project for the LEED for homes certification. The team has gone to great lengths to ensure a minimal footprint for a very impressive new home, scroll down for the list of environmental features that helped the Baston Home achieve its LEED Gold Certification.

About the Project:

The home is a 6100 sq ft home on a 13,000ft lot in the Altamont District of West vancouver. The home has gained LEED Gold, R2000 and Green Built Certification. Project was completed at the end of March 2009.

The House, while large, was designed to look 'light' on the lot and enhnace and respect the street scene. Paritcular attention has been taken to 'future-proof' the value of the home. Such features include passive heat recovery, 100% rainwater recapture, southerly roof exposures for future solar technologies, allowance for in-law suites with maximum flexibility.

The average life span of a North American home is 34 years. Particular attention was taken with the external aesthetics, structural detailing, flexibility of use and control systems to ensure longevity.

 

Environmental Features:

  • 100% water recapture, 90% drought tolerant plants and organic vegetable garden
  • All concrete used up to 30% flyash
  • All finishes non VOC (volatile organic compound)
  • Flooring and cabinetry FSC certified
  • Saltwater, solar powered swimming pool
  • air to air heat source pump with humidity controls and full HRV system
  • Reduces dependency on carbon fuels by approximately 85%
  • Spray foamed insulation to all wall and roof areas
  • Gas fires use non standing pilot lights
  • Low E energy star rated windows
  • All appliances energy star rated
  • Widespread use of LEDs, flourescents with dimmers
  • High efficiency faucets / dual flush toilets
  • Passive grey-water heat recovery
