Work to be done: Replace all windows and window coverings on both floors; replace central natural gas heating with a boiler and radiant in-floor heating on btoh floors; replace hot water heater with separate on-demand water heating systems for upstairs and downstairs; replace wall-to-wall carpeting with hardwood on both floors; renovate laundry room, main entryway and main staircase, downstairs living room and downstairs bedrooms to create more usable space. Expand floor area into garage and add 2 walk in closets to downstairs suite.

The 21st Ave House has now completed its energy audit and has identified options for improvement that can lead to a reduction of GHG emissions of up to 4.2 tonnes per year.

Currently, the house has an EnerGuide rating of 56. After renovations it can improve its EnerGuide rating up to 83.
