Project Summary

Light House worked with a team of appraisers, consultants and experts from across the Pacific North West (BC, Washington and Oregon) to develop a report on the impacts of green building features, strategies and practices on the asset valuation of a property. The report was released under the Vancouver Valuation Accord in partnership with the Cascadia Green Building Council. Light House was tasked with working with Great West Life Realty Advisors property manager and energy manager to document, analyze and assess the commercial building case study: a 34 storey tower in downtown Vancouver. A series of energy retrofits (including chiller replacement, introduction of two heat scavengers, sub-metering, an automated building management system to complement the 30 year old DDC, lighting upgrades, etc) had returned a 19% ROI but that with revised lease structures which more closely match the life cycle of the retrofit could return as much as 197% where both parties might more optimally benefit from the improvements.
